Project 1 - Elsdale Street Transitional Housing

Working with Penoyre & Prasad for Peabody, Phyllida lead this project to provide rented transitional accommodation for 12 former rough sleepers. There is a single front door into the front area of shared facilities including lounge, laundry, counselling rooms and adjacent accommodation for the resident warden. Significantly each one bed flat has its own front door accessed beyond, from the courtyard garden or gallery.

As part of the design process, artist, Nayan Kuulkarni worked with prospective residents to generate ideas for creative interventions to be incorporated into the construction contract; a bench clad in recycled leather, recalling the shoe factory previously on the site, and with a view up the street for thoughtful moments. The three storey building has an engineered timber frame, prefabricated and erected speedily on site in two weeks.

Project 2 - Milborne Street – Shared Ownership

As a Partner with Penoyre & Prasad, Phyllida took over this project when it had already been in the planning system for 2 years.  Working with the client, Peabody and through direct discussion with Hackney Planners, she led it to a successful planning permission. Careful set back design maintains daylight and privacy for two storey houses opposite.

The scheme has twenty flats for shared ownership in 2 separate buildings around a communal garden. One and two bedroom flats are designed with large, well lit, open plan living/kitchen areas, plenty of storage and balconies. The scheme achieved EcoHomes ‘good’ standard and complied with Lifetime Homes. In spring 2009, the majority of flats had been sold before the building was complete.
